MAGA UPDATE: What’s New In Developments In And Around Bayview Village

CANADIAN TIRE LANDS (CTL) - (south of Sheppard Ave., west of Leslie Street)

It has come to our attention that Canadian Tire Corporation Ltd. has sold about 40 acres of their land to a Vancouver-based developer- Concord Adex Investments Ltd. for $149.7 million.  Canadian Tire will retain about three acres of land for future use as well as the existing Canadian Tire store site.  Concord plans to construct 4,000 units in 20 towers with up to 4 million square feet of space in condo and townhouse units, ranging in height from six to 28 storeys, along with a park, community centre and day care.

The CTL site had been approved for redevelopment in the mid '90s.  There was a two-year period of public consultation that involved City’s Planning Dept., our Councillor (David Shiner), all local associations and ratepayers groups.  Bayview Village Association was at the forefront in these consultation processes and worked diligently at reducing every negative impact that a development of this size could bring. Most of our concerns and our suggestions have been incorporated into the Context Plan for these lands, which the developer is expected to follow.

BVA addressed issues of density, the layout and heights of towers, traffic congestion, and traffic infiltration through the village, and the need for more community recreation spaces, and for parks and schools on these lands.  Space has thus been provided for a community center, a park and an elementary school.  Also, per our input, taller towers will be located near Hwy. 401and shorter buildings will be closer to Sheppard Ave.  A new road will be built from these lands leading directly to Leslie St, bypassing Sheppard Ave.  Leslie St will be widened from Sheppard to Hwy. 401. In readiness for this development, we already have in effect a ‘no through-traffic’ from south side of Sheppard Ave. going north into Bayview Village.

BVA will be monitoring this development as it proceeds.

Text Box: WINTER ENERGY TIPS
•	Open south-facing blinds shades and drapes on sunny winter days!
•	Use area rugs on cold floors – if your feet are cold, your body will feel cold.
•	If you do feel cool, put on a sweater rather than simply turning up the thermostat.
•	Clean or replace the air filter on your furnace every month to improve efficiency.
•	Showers save hot water – a typical bath uses approximately 75 litres of hot water, while a 5-minute shower with an efficient showerhead will use about half of that.

Raccoons – Cause For Concern

Humans and the critters of Bayview Village live in a park-like setting but sometimes there are concerns. Randi Weiner, from Ravenscroft Circle, reports that recently some raccoons have been found lying in the street, disoriented and exhibiting unusual raccoon behaviours. Animal Services have been called and believe the behaviour could be distemper (rabies have not been discovered here for some time).  At Randi’s suggestion we include some advice from the Toronto Humane Society website on dealing with raccoons.

Raccoons cannot cause problems unless people allow them to do so. Instead of blaming them, we should work together to find a solution, satisfactory to both humans and raccoons.

You should be aware that:

·         It is illegal to locate and trap wildlife.

·         Placing poison in such a way that it is accessible to animals is a contravention of the Criminal Code of Canada.

·         It is an offense to use leg-hold traps or snares to catch animals in Toronto. Anyone breaking this law could face a fine of up to $1000. While live trapping an animal is legal, you should do so only after you have tried all other alternatives.

·         Hunting without a license or discharging a firearm within municipal boundaries is against the law.

How To Prevent Problems In Your Home

The two most effective and humane ways to prevent problems with raccoons are:

Secure your garbage so that you do not attract and feed raccoons

Secure your home so that raccoons cannot find convenient shelter within.

Secure Your Garbage

ü      Remember that raccoons are intelligent and agile, but they are not stronger than people. If you cannot pull the cover of the can away bare-handed, you will have defeated any effort made by a raccoon to gain entry.

ü      Your garbage can should have a tight fitting lid (might try hooking a bungie cord from one side of the can to the other to secure the lid and/or try placing a large rock on top of the lid to secure it, as well).

ü      Garbage cans with twist-top lids are the best deterrents (available from hardware stores).

ü      Raccoons usually gain entry into garbage cans by tipping them over, which is why it helps to have the cans stored in racks, or tied in an upright position.

ü      Put your garbage out on pick-up morning instead of the night before - raccoons are nocturnal creatures (usually feed at night). If you store your garbage in a shed or the garage, make sure that the doors and windows are closed tightly.

ü      If you live near a restaurant, ask the manager to ensure that the refuse bin lid is closed nightly.

Neighbourhood Watch  - by Zel Bocknek

 1.      BE AWARE--BE WARNED--DON'T BE SORRY!!!

To improve the safety of our streets, the Police will be monitoring STOP SIGN CORNERS, and SPEED on the streets of Bayview Village.  We don't know when, or where, but it will be happening over the next months. The police advise that they find that in such a campaign, they MOSTLY CATCH AREA RESIDENTS, with only a few who drive through.     S--L--O—W   D--O--W—N        STOP means STOP – FULL STOP.

  2.     SECURITY ACADEMY - HELD AT 33 DIVISION, NOVEMBER 16TH

Was attended by 4 of your neighborhood watch reps. They were shown ways of securing homes against break-ins.

a]   There is a door safety system available that prevents doors from being kicked in. Cost installed varies from $200.00 to $300.00, depending on door sizes.

b]   There is a film on the market that is placed on the inside of windows, which prevent breaking from the outside. This is especially important re doors that have glass inserts close to the locking mechanisms.

c]   "Safe" Locks, Door Openers and Door Keys:  There is a BIG difference when you PAY MORE for the above (quality counts)!  Check your house keys!! Do they have a number code printed on them? If yes, anyone who copies that code can go or call a key maker and have YOUR key produced for them.
